Fort Worth, Texas is part of one of the largest metropolitan areas in the United States and the largest in the state of Texas. Combined with the cities of Dallas and Arlington, this tri-city metropolis is commonly referred to as the Metroplex. Connecting Fort Worth to the Metroplex and the rest of the region is a web of four Interstate highways and two US highways.

Current day Fort Worth traces its history to the mid-19th century when American ranchers headed west from the eastern seaboard. What began as a defensive military outpost after the Mexican-American War, Fort Worth began to grow during the development of the cattle trade. This was largely due to Fort Worth being located on the Chisholm Trail which was the route used to drive cattle to northern markets from Texas. As a result, Fort Worth grew into a central hub of the cattle market. In contrast to its western identity, Fort Worth is now a hub of commerce, college and professional sports, and NASCAR's "The Great American Speedway". Major US corporations keep their headquarters in Fort Worth including American Airlines, Burlington Northern Santa Fe Corp., Lockheed Martin Aeronautics, and Pier 1 Imports among others.

The measures of the commercial office space market in Fort Worth are commonly differentiated between the downtown and suburban markets. Downtown Fort Worth has 63 buildings and accounts for over nine million square feet of office rentals including executive suites. In addition, downtown is estimated to have 9.8% of the market vacancy rate. Similarly, suburban Fort Worth is estimated to have a 9.5% vacancy rate out of it's nearly 15 million square feet of space.
