New Delhi is the capital city of India. With a total area of 42.7 km2, New Delhi is situated within the metropolis of Delhi and serves as the seat of the Government of India and the Government of the National Capital Territory of Delhi. Delhi comprises of seven cities that were built by different emperors from time to time. New Delhi is perhaps the only city in the world that presents so many contrasts at once. There is the old-age charm and ruins of Old Delhi and there are strong and mighty buildings of New Delhi. Delhi has been the capital of India since independence in 1947, but even before that, the British moved their capital here from Kolkata in 1911. For much of its history, Delhi was the centre of power of the various Muslim dynasties that ruled swathes of the subcontinent from the 12th century. Around New Delhi, particularly in the area known as Transjamuna, across the river from the Old City, are the suburbs and slums that have sprung up to accommodate a population that has increased, more by migration than by natural increment, by 46% between 1991 and 2001. As of 2003, the total population of New Delhi was 295,000.

Economy…

Delhi’s service sector has expanded due in part to the large skilled English-speaking workforce that has attracted many multinational companies. Key service industries include information technology, telecommunications, hotels, banking, media and tourism. Delhi’s manufacturing industry has also grown considerably as many consumer goods industries have established manufacturing units and headquarters in and around Delhi. The city’s consumer market, coupled with the easy availability of skilled labour, has attracted foreign investment. Construction, power, telecommunications, health and community services, and real estate form integral parts of Delhi’s economy. Delhi’s retail industry is one of the fastest growing industries in India. As a result, land prices are booming and Delhi is currently ranked the 7th most expensive office hotspot in the world.

Office Rental Levels…

There is no new supply of property in the central business district of Connaught Place and very few grade A buildings coming up in the new secondary business districts in Nehru Place, Jasola, Saket, etc. However, there is renewed interest in the CBD due to the metro rail and in SBD due to expansion and new demand. This has increased pressure on rentals, leading to low vacancy. The NCR region has seen an avid interest from the IT sector due to the presence of quality infrastructure, a large HR pool and the simultaneous initiatives of the three state governments and central authorities. The NCR witnessed absorption of around 10.6 million sq. ft of the total supply coming online in 2007 is already committed. Fresh demand is projected to be 8.82 million sq.ft, which is in excess of the estimated fresh supply of 6.67 million sq.ft.

Transport…

Public transport in Delhi is provided by buses, auto rickshaws, a rapid transit system, taxis and suburban railways. Buses are the most popular means of transport catering to about 60% of the total demand. The state-owned Delhi Transport Corporation is a major bus service provider for the city. The Delhi Metro, a mass rapid system, serves many parts of the city. As of 2007, the metro operates three lines with a total length of 40 miles and 59 stations while several other lines are under construction. Line 1 runs between Rithala and Shahdara. Line 2 runs in an underground tunnel between Vishwa Vidyalaya and the Central Secretariat. Line 3 runs between Indraprastha, Barakhamba Road and Dwarka. Delhi is also a major junction in the rail map of India and is the headquarters of the Northern Railway. The four main stations are Old Delhi, Nizamuddin Railway Station, Sarai Rohilla and New Delhi Railway Station. Indira Gandhi International Airport is situated in the southwestern corner of Delhi and serves for domestic and international connections.
